The 2024 Uniform Standards of Professional Appraisal Practice (2024 USPAP) Standard Rule 1–2, (e) requires appraisers to “identify, from sources the appraiser reasonably believes to be reliable, the characteristics of the property….including… its location and physical, legal, and economic characteristics.

A property's building shell, heating, ventilation, and air conditioning (HVAC) systems, appliances, solar, batteries, and other high-performing features are all characteristics of a property and have unique physical, legal, and economic characteristics.
