A simple way to understand how well a home performs

A home’s performance affects how comfortable, safe, and healthy it is to live in. It also affects how much energy and water it uses, and how well it can handle tough weather or emergencies. But most people don’t know how to measure a home’s performance—and buyers often can’t compare one home to another.

The Pearl SCORE™ helps with that. It gives every home a score between 1 and 1,000 points. The score is based on five parts of home performance, called Pillars:

  • Safety

  • Comfort

  • Operations (how well it uses energy and water)

  • Resilience (how well it handles disasters)

  • Energy (how it makes and manages power)

Homes with more good features that improve comfort, safety, efficiency, or strength will score higher.

How Does a Home Earn Points?

The Pearl SCORE looks at over 100 features in a home. Points are given in three ways:

  • Threshold Eligibility: A home gets points if it has a feature that meets a basic quality level. For example, a good air conditioner that meets Federal Minimum Standards earns points.

  • Feature Characteristics: Extra points are given if the feature works even better than the basic level—like a super-efficient air conditioner that meets ENERGY STAR criteria.

Installation Quality: Homes get more points if features are installed the right way, based on industry standards and best practices.
